A roof, I’ve always maintained, is the most important part of the house as it protects us from the wrath of changing weather. You know all’s not well when your roof begins to leak. So a roof leak is often just the symptom and not the problem itself. Here is a list of problems that could cause your roof to leak.
While some roof troubles are caused by wear and tear, most premature ones can be attributed to bad workmanship. First and the foremost is badly installed flashing or worn out flashing. Flashing is present around pipes and ductwork that goes through the roof. So bad flashing work can lead to rainwater seepage.
Flashings are also fitted at all bends and angles of the roof and because of this, defects in flashings expose the roof to numerous other dangers like tenting, blowing-off, billowing and poor resistance to wind uplift. This certainly isn’t good news when there are storms.
A leaky single-ply membrane roof most often indicates a problem with the seams. Openings in sealing done with either an adhesive or by heat welding gap are bound to lead to water seepage. Problems with adhesive use are not because of the adhesive itself, but often because the surface is dirty, wet or not-primed when putting on the adhesive.
The efficiency of heat welding to install seams can be compromised if the seaming metal or indeed the flashing is not ‘relaxed’ prior to fitting. As you know, metal expands and contracts with temperature. So it needs to be treated at the right temperature to ensure that there are no post-installation defects like wrinkles and blisters that can lead to leaks.
Water will accumulate on your roof it is not pitched well or if it is flat, but with an uneven surface. Ensure that your roof’s drains are functioning well and have no clogs. After all water plus hole is equal to leakage!
Broken, cracked and missing tiles and shingles should be replaced. Not doing this can leave your roof vulnerable to puncture and water-accumulation. Some kinds of cracked tiles can be fixed with tile epoxy if you don’t want to replace them.
Proper maintenance of the roof is as crucial as correct installation. Therefore inspect the surface of your roof and the top of your attic intermittently. Also ensure that the timber support is dry and sturdy.
