Cell Tower lease renegotiation is nothing but a scam!
Joe Anderson had leased out a portion of his property to a cell tower company when the concept of cell tower was in its emerging state. One day he was approached by a person, said to be the representative of the carrier, for re-negotiation of the lease. All that the company wanted was to bring the rental down and so had sent a consultant to float the idea.
Like Joe, several landlords are being approached by carriers for cell tower lease optimization. The entire exercise is to ensure rental guarantees. What begins as coaxing slowly turns into coercion till the property owner relents. The methods of coercion are somewhat the same. Cell tower companies simply tell landlords that running the tower from their property is no longer economically viable and if they do not agree to rent reduction then the tower would be shifted. They invariably talk about switching to multiple hosting facilities as that comes much cheaper.
This approach has helped carriers renegotiate several cell tower lease agreements. Now, cell tower companies want to re-negotiate as many agreements as possible. This is in effect a cost cutting exercise. The so called consultants employed to carry out this task are in fact agents or middle man who get a fat commission for helping them renegotiate the deal.
Property owners should not give in to such arm twisting tactics. Shifting a site is not a feasible option for any cell tower company. This would entail severe loses as a huge investment has already been made to develop each site.
