Check List for a Tenant Move-Out Inspection
Landlords should have check-lists for their tenancies. The tenants should be aware of it. As the end of tenancy period comes the property owner or manager should go through it to prevent any serious financial losses.
First, the inspection should look for the overall condition of the property. General things should be noted. The condition of the walls and the carpets is pretty important. Wear on the paint, or the worst possible case- holes. On the outside of the property look if any changes were made. If there is a yard it should not be in a condition poorer than when the renters moved in. A common guideline is to check the condition of the locks and collect all the keys, but the best solution is to change all of them. If the overall condition of the place is poor the landlord is in his right to hire moving out cleaning services with the money from the deposit. This will be absolutely reasonable and legal if there are clear evidences of the unsatisfactory condition of the tenancy.
Then go through the kitchen and the bathroom. Check whether all the kitchen appliances work. The oven should be grease-free. An unclean appliances are really frustrating and clearly a reason to deduct a small part of the deposit.
Later on, it is very important to check things that cannot be met by eye. Check the heating and the air conditioning. Verify they both work properly. Furthermore, check smoke detectors, lights, windows, curtains and carpets.
When performing the checking make sure to use the same check-list that you provided to the tenant. Standard check-list can be found in various cleaning companies’ websites. However, a more detailed one that is suited to the property is to prefer. A tip is to add a term in the contract that requires the tenant to hire a moving out cleaning company.
