Guidelines to Return a Tenancy Security Deposit
A tenancy/security deposit is required by every landlord to insure against any financial loss. It is demanded at the beginning of the lease period and could be returned at its end. Then an inspection of the place is made and after the necessary deductions, if any, the deposit is returned.
There is time frame for receiving your deposit back. After you vacate the place it will be inspected but the time for the deposit to be returned varies. Inform the landlord half a month before moving out so that he makes sure the deposit is ready to be sent to you right away.
The amount a tenant receives is often a deducted one. This could easily be avoided. One of the possible solutions is to hire a move out cleaning company. Except bringing the place to its previous look as much as possible there are companies providing help with packing, moving and storage. An unclean property will result in reduction of a sensible amount of money. To avoid this another solution is to clean by yourself. This will require time and efforts. Thorough top-to-bottom moving out cleaning should take place. Clean in detail and emphasize on the objects that drag the most attention. Making a good first impression, however, would be ruined if the detailed view shows that you have done the job poorly.
There is a deadline to receive your deposit in an specific period of time. It could be sent to you via check or mailing. However, do not forget to notify the landlord about your new address. If the landlord cannot locate the tenant he has the right to hold the security deposit back. If you remember about this later it could be hard for you to be refunded.
If the property owner fails in returning the security deposit or in providing a list of deductions taken from the deposit within the required time frame, the tenant has the right to sue the landlord. This is a tough process which will require time, but if you feel it is not right to wait for your money and it is a problem for you than you can do it.
