Through a quit claim deed, a grantor can transfer his or her interest in the property (house, mobile home, land etc) to a grantee. This legal process is used in case a warranty deed becomes more cumbersome to obtain or when one party wishes to sign off ownership to another. A quit claim deed is also known as the deed of release. Again, in some states, this legal document has to be signed by both the grantor and the grantee. However, a deed has to be signed by a notary public along with proper stamp. In case of divorce, when an ex-spouse wants to transfer the ownership of the property to others, a quit claim deed can be used. Again, this can be used in case a spouse wants to add other spouse’s name to the property. Apart from these, there could be many other cases where a quit claim deed can be used. You can also employ an attorney to get a form for you. You should fill in the quit claim deed form properly. The legal description of the property should contain the address, county and the state where the property is located. The quit claim deed requires the signature of the grantor in front of a notary public who authenticates the deal. In some states, it requires the signature of the grantee. Depending upon the state where you belong, you need to complete the formalities as per the rule. The completed form has to be then registered with the appropriate office. Finally, the government office sends quit claim deed to the grantee, grantor and the title insurance company.
