What Surveyors Are For
When you move home you will probably spend more money than you will at any other point in your life. This is a rather scary thought and it’s something that you need to take very seriously when considering your financial future. Making the right decision now can secure you well into old age but making the wrong one can result in your being destitute and forced to live somewhere you don’t enjoy with no way to move.
The worst case scenario here is that you buy a property that is not really fit for purpose and that has extensive damage and problems. If you buy a property for instance with problems with the structural integrity, with mold and water problems, or that is situated on a flood plane, then you can end up spending thousands upon thousands to deal with the issue, spending half your life miserable as you live in a home that isn’t comfortable or even necessarily safe, and unable to even move out because no one in their right mind will buy the property off of you.
In other words then you need to be very careful to ensure that this doesn’t happen, and to take every possible precaution to avoid it being the case. And the best way to do this is with a surveyor whose job it is to look around the property and to make sure that you are buying real estate that is safe, well maintained and good value for money. They will look around the property on your behalf and will normally be a completely independent party with no vested interest.
This then means that you have an expert’s view on whether the property is a good purchase or not and this prevents you from getting stuck with a home that will be impossible to sell and that will cause you problems down the line. This is the only guarantee you can get that the property you are moving into will do the job it’s supposed to and it will allow you to get out of bad transactions early. The amount of money you stand to potentially save on a bad transaction is so great that it more than makes up for the initial cost of the surveyor.
And at the same time surveyors don’t only exist to help you avoid a bad transaction. You might also for instance find that after using a surveyor and learning about some of the downsides of the property that you then have good leverage to lower the price of the home. This way you might still opt to buy the property, but will get a much cheaper deal again making it a very wise investment.
So what does a surveyor check? Well pretty much everything really – from the integrity and insulation of the walls and windows, to the existence of any leaks, to the kind of heating and water systems in place, to the age of the property, to the geography to infestations. All of this requires an expert eye and knowledge to check and that’s why this is the only way to be certain your new home will be safe and secure for you.
