Looking to Lease? Things to remember

While many people consider these initial factors when choosing a commercial lease, there are other factors to consider which often get forgotten. Here’s a list of considerations you may not have thought through.

Parking – Does the building have parking available? Parking in Sydney is often very restrictive and hard to find, and sometimes we all just get fed up with catching public transport and may need to drive. If your building has affordable parking, it may be a great investment, but be sure to encourage employees to try and minimise their environmental impact by car pooling if they do decide to drive.

Signage – Are there any restrictions on the kinds of signage you’re allowed to display outside the office or building? This is something you should check with the building owner or manager, or even the local council, as it may affect your business if you can’t display your signage the way you want to.

Windows – Does the space have good windows and lighting? It may seem trivial, but a claustrophobic, closed-in work area with nothing but harsh artificial lights will create an uncomfortable work environment which neither you nor your employees will like working in. Make sure there is at least some natural light, even if the view isn’t fantastic.

Facilities – What facilities does the building have? Kitchens? Common areas? Table tennis? These are all things to consider if you want to make work an enjoyable place for your employees. That swish North Sydney office space will be even better if there’s a foosball table in the common room…

Suburb – Is it a nice one? Employees will want to work in an area which has plenty of shops, cafes and restaurants around, so look for these things when choosing a commercial property. Sydney has a buzzing café and bar scene, so there are plenty of great suburbs to choose from like Surry Hills, Woolloomooloo and Darlinghurst.

Aesthetics – It may seem trivial, but if your employees are proud to come to work every day, it can only improve their mood and desire to be at work. An attractive looking building, foyer and layout can do wonders for employee morale
