Carriers choose an area for setting up their towers depending on the benefits that the property can offer. If it meets all their requirements, they won’t think twice on selecting the property.
Firstly the location of the property must meet all bandwidth and frequency requirements. Without this the purpose of installing a cell tower would be defeated. Next, they seek an area of around 2000 to 2500 square feet. This would provide them with ample room to maneuver as and when required. The terrain of the property is also an important deciding factor. Companies seek lands with a flat topography. The land should also have no barriers that might affect the service quality. Also, the site must have easy accessibility. This is because works men visit towers every now and then and without easy accessibility they may not be able to set matters right soon. Another important requirement is easy and uninterrupted availability of power.
Companies would also want the site to meet all zoning requirements. If not the company may have to face legal hassles. Other things that the company may review include the presence of other similar towers within a radius of one kilometer, population of the area, proximity to highways in case the property is in a rural or semi urban area, ownership right of the landlord etc.
Companies would also want to get the site for cheap. However, if your property is in a prime area and happens to meet all important criteria then they may not try to pinch and save.
A site is valuable to a carrier company only if it meets all its major requirements.
