The easiest way to force a land lord into submission is to cite a few instances were the cell tower operation has been closed because of refusal to renegotiate. The fear of losing a secured income is enough to make property owners fall in line.
Consider these facts. Wireless companies have spent a few hundred thousand dollars to set up a tower. Is it feasible for them to abandon a site just to save a few hundred dollars? The few instances of site closure that they quote are nothing but a hoax. The sites have indeed been closed down, but not for reasons like refusal to re-negotiate a deal. The consultants knocking at the doors of landlords are reading a sales script. They would leave no stones unturned to make landlords believe otherwise because they earn their living by way of earning a commission.
If there is any reason why wireless tower sites are closed, then it has to be due to network coverage reason. However, such possibilities are rare because every site is chosen after proper scrutiny. So property owners should take what consultants say with a pinch of salt. Likewise, some closures are also happening due to merger of telecom companies.
