Dreaming of a green dream house this holiday? You are not alone.
Four out of five Americans still dream of owning a house, this according to the recent study of Yahoo! Real Estate. This American dream persists despite the historic downturn in the American housing system whereby close to six million Americans were deprived of their homes due to foreclosures.
Despite this sad turn of history, the American dream of owning a home still persists and the dream homes are getting greener. While the requirements of water views and mountain views top the list of the Americans before, now the requirement of a green home tops the list on what is an ideal home, the Yahoo! study shows.
Green home is defined as one that produces lower carbon footprint through the use of sustainable and energy-efficient home appliances and construction materials.
While the construction cost of a green or environment-friendly home is 2-4% higher according to National Association of Home Builders or NAHB, a green home commands a higher sale price compared to a non environment-friendly home. Home prices though are subject to the local market.
Meanwhile, according to CoreLogic, a leading provider of information, analytics and business services, from October 2010 to October 2011 or on a year-over-year basis, the national home prices in the U.S. including distressed sales decline by 3.9 percent. On a month-over-month basis in October 2011, the information provider reported that the U.S. national home prices including distressed sales dropped by 1.3 percent, the third consecutive monthly decline. Distressed sales include short sales and real estate owned (REO) transactions.
