Gurgaon- The Millennium city, A Preferred destination for Investment with promising returns

Gurgaon, one of the most happening cities among all NCRs in terms of real estate development has also become the best realty investment destination among them. Both individual and institutional investors have shown immense interest in investing their capital, in both residential and commercial projects. Investors generally decide on their investment option or combination of them after thorough assessment of pros and cons of all possible investment options. Main investment options in India are fixed deposits, insurance policies, national savings certificate, public provident fund, stock market, mutual funds, equity and real estate. Some of these options give assured but low returns while some give variable returns which are not assured. Stock market and real estate are widely accepted as high returns sector. Lately, stock markets have become too volatile so many investors have shifted their focus to realty sector. It has been observed that properties are bought for investment purpose mainly in big centres. One such centre is Gurgaon which is widely known as Millennium city. Ever since Gurgaon attained prominence, it has become a preferred location for investors who get appreciable returns. In 2011 investment rate in BSE fell down by 20% while it rose by 21% in Gurgaon realty sector.

Besides Indian investors Gurgaon has constantly interested foreign investors also. At the start of the millennium many modern IT parks, Shopping malls, IT/ITES spaces, Cyber parks, Business centres, Office complexes came up. These properties got very good response by numerous IT and ITES companies and large retail chains. Besides domestic corporate houses, big MNC’s opened their corporate offices in Gurgaon. This positive response instilled a sense of confidence in domestic and foreign investors who started aggressive investment in properties here. Gurgaon reciprocated by offering better returns than all other upcoming cities in India. This started a boom in Realty sector in the whole region which resulted in expansion of Gurgaon realty domain till Manesar in no time. Even faraway towns like Bhiwadi developed in the process. Investment activity in Gurgaon seems to be headed only north in future because of infrastructural development like present Delhi Metro link, proposed Dwarka-Gurgaon metro link, Rapid metro, Dwarka-Gurgaon expressway etc.

At present Gurgaon looks to be a safe bet for investors thinking of investing in both Gurgaon residential and commercial properties . NRIs and PIOs who are permitted to invest in immovable property in India have also accepted Gurgaon realty sector as a profitable investment option. They get added advantage of devaluation of rupee against dollar. Rupee has plunged 23% within a year and is bound to rise in future. So investing in property now can reap rich dividends to NRIs and PIOs once rupee improves.  If rise in rupee is  similar to its fall (23% within a year), NRI buyers buying properties now will automatically get 23% returns on their investment within a year on this account alone. General increasing trend in property prices here will only add to their returns.
